Even in markets where an MLS* exists, buyers are realizing they don’t have to deal with a million different listing agents and do all of the legwork themselves. Buyers also realized that if the Seller had an agent to look after their best interest, they as well wanted someone looking after theirs.
As your Buyer Agent, CENTURY 21 can assist you with purchasing property listed with our brokerage, another licensed brokerage or a for-sale-by-owner (FSBO). There is currently no MLS* in the Republic of Panama; however, brokerages that specialize in buyer representation, such as CENTURY 21 Bocas Gold & CENTURY 21 Boquete Gold, work around the lack of an MLS* by maintaining a database containing all properties on the market (including ones listed with another licensed brokerage).
It is standard practice that Buyer Agent receive their compensation from either a cooperating brokerage that has the property listed and/or by the seller directly. Only in rare instances would a buyer pay the real estate agent’s commission and those instances are usually spelled out in a Buyer Agency Contract between the buyer and the brokerage.
